Our Services

Our services include connecting possible buyers with the right home to suit their needs, help clients sell their home and often be the one who keeps the negotiations moving.

The procedure is to meet with a client, discuss what they are looking for and work to find a property that fits their budget, lifestyle and can be their home for their future.  Sometimes the client is looking for rental properties or to sell a property, either way the most effective way to start, is to sit down with your real estate agent and discuss the options available. Our job is to take care of as many details as possible, so you have the least amount of interruption in your normal daily routine.

BUYING

We have the know-how to discuss an interested buyer, there is no personal attachment to the home by the real estate agent, and clients can ask questions more freely.  Often many people are just looking for prices, usually if he/she is working with an agent they are serious.  When an offer comes we negotiate between the purchaser and the vendor to get an agreeable price to suit them both.  We are the liaison and usually clients can be more honest, also we can be more diplomatic in the negotiations, once the price is confirmed there is a written signed offer that is binding, subject to the conditions of sale.

We usually forward the signed offer to the financial institute involved along with information about the property which the bank may need and follow up to ensure the financing is completed in a timely manner.  Once we receive the letter of approval from financial institution, we then forward proper documents to specified lawyers in order to move forward with the sale. We guide and offer advice to both the purchaser and/or vendor to proceed through the next steps such as arranging insurance, hydro name change, or any other process needed to complete the transaction. All of this is in order to have the transfer of funds and keys happen on the proper date of closing to suit the clients.

We have dealt with New Lab Realty twice. For the purchase of our first home in 2011 & for the sale of that home and purchase of our new home in 2013, both times we had excellent service. For our most recent sale/purchase Sheldon was our realtor, and we could not of have received better service. He was professional yet friendly. Always made us feel that he had time for us, even though we knew he was very busy! He was just a phone call or text message away, ready and willing to help us anyway he could! We highly recommend New Lab Realty & Sheldon Keats!
